Thank you to all who attended the Annual Meeting held on Sunday, October 19, 2025, at the Rogers Memorial Library. The meeting began from 1:15 PM to around 3:00 PM, and several residents also joined via Zoom. A roll call of attendees was taken at the start of the meeting. We appreciate your participation and engagement.

We would like to inform the community that Ken Sisco, our Board Secretary, has officially resigned from the Board. As a result, there is an open seat on the Board of Directors. If you are interested in serving, please reach out to the Board for more information.
After the meeting, the HOA Board voted unanimously to increase the Annual Dues from $2,000 to $2,500 beginning in 2026. Homeowners may continue to pay dues quarterly, and the $125 discount for full annual payment in advance will remain in effect.
In addition, the Board voted to increase the HOA transfer (flip) fee from $2,500 to $5,000. This one-time fee is paid at the sale and closing of a home within the HOA, typically by the new buyer and incoming resident.
Effective immediately, any HOA Annual Dues or Assessments more than 60 days past due will be subject to a $25 monthly late fee. Additionally, legal fees incurred for collections will be charged to the delinquent homeowner. These fees may be assessed at hourly rates or as a percentage of the outstanding balance (20%–30%), depending on the circumstances.
The Board will continue to consider financial hardship requests on a case-by-case basis. Consideration applies only when a homeowner has contacted the Board, established a payment plan, and is making good-faith monthly payments. In such cases, the HOA will not pursue legal remedies while payments remain current; however, all financial obligations will remain in effect.
